Sales Price Trends for Roseville Zip Codes 95661, 95678 & 95747 – March through May. These numbers are based on pricing for single family homes and condos; multi-unit and commercial properties are excluded.
The total number of single family homes which sold in May were 215 down from 226 in May of 2013. Of the 215 homes that sold 20 were 2 bedrooms, 108 were 3 bedroom and 87 were 4+ bedrooms. There were 14 condo sales for the month. The values changes from the previous month were as follows; 2 bedrooms were up 13.4% ( mostly the retirement community Sun City) 3 bedrooms were up 1.49%, 4+ bedrooms were up 4.55% and condos were up by 3.27%. The total number of listings for this May was 388 compared to last May’s number of 179; We’re back to a Buyer’s market again! My advice if you’re a seller; keep your listing price at value and even below to attract the most buyers and trust me, if you’re underpriced you’ll get multiple offers which usually are at list price and higher! This is what I do with my own personal properties.
